Stallion Ranch and its Innovative Approach Towards Housing, Community Development

This is new but sounds like a lifetime of horse racing fun for those who would go for it. A community in Lagos is set to start out what can be described as the first of its kind in this part of the world where its homeowners will have the rare privilege of residing in an estate with modern amenities for horse racing. This effort is being developed by Building Diagnostic Limited and it is their new and innovative approach to housing and development. The estate is called Stallion Ranch – Nigeria’s first equestrian estate and a horse-centric suburban community for horse race lovers. This community sits on a large land mass of about 62 hectares of land and gives its residents access to horses and horse related sports as part of their living experience. Stallion Ranch hopes to spice up Nigeria’s real estate market as mid income earners will, for the first time have an estate with amenities which before now had been exclusively designed for the elite. The Stallion Ranch is located along the Ofada-Papa Road, on the outskirts of Lagos. It is within a five kilometer radius of Prime Estate, the Master Golden Estate and the proposed Chrisland University among others. Upon completion of the Mowe-Ofada road dualization, the Ranch will just be a 10 minute drive from the Redemption Camp which is only a 10 minute drive from Mowe Town, 25 minute drive from Lagos toll gate and 30 minutes away from Ewekoro, Elephant Cement factory. The construction of its recreational club house, perimeter fencing and gate house is ongoing at the Ranch while the laying of its fibre optics and construction of other complementary amenities are soon to commence. In an interview, Sina Oladeji, the developer of Stallion Ranch said, “ What we have set out to achieve is to provide young families and mid income earners a community away from the hustle and bustle of metropolitan Lagos; a place where they can enjoy a serene and comfy environment for horse racing and also reside within the same estate” The estate will be divided into The Imperial and Model zones. The Imperial zones which will include water front plots will sell for N2.88m if paid up front, or N100,000 for 36 months. Amenities and provisions will be inclusive of; paved access road, dedicated transformer for stable electricity supply, water treatment plant, a helipad, club house, shopping arcade, comprehensive ancillary among others. The Model Zone is a gated community which will come with amenities such as the horse racing arena, perimeter fencing, borehole amongst others with a plot currently selling for N560,000 on a one off payment or N28,000 in 24 months.
